We open the doors of our unique and beloved finca only to select guests, and only a few times a year, as the careful treatment of our home is very important to us. Due to the unique nature of our finca, we have consciously decided against commercial rental. We are all the more delighted to share this paradise with others when possible and to ensure our guests have a relaxing and enjoyable stay.
The landlord provides the holiday property to the tenant for use for the agreed rental period as a courtesy. This is a private, non-commercial rental.
A contract between the landlord and the tenant is concluded upon payment of a deposit of 10% of the total amount according to the offer. The reservation is only confirmed upon receipt of this payment.
- A deposit of 10% of the total amount is required at the time of booking to secure the reservation.
- Sixty days before the arrival date, an additional 40% of the total amount is due.
- The remaining 50% is due eight days before the scheduled arrival.
- All prices include VAT.
Our cozy home in paradise can accommodate up to 4 guests. The finca may only be occupied by the registered number of people. If this rule is violated, we, as the property owner, reserve the right to terminate the contract after 24 hours' notice. After this period, all guests must vacate the finca and the property immediately and without further notice. In this case, no refund will be given.
- Check-in is between 3:00 PM and 5:00 PM on the day of arrival.
- Check-out is before 11:00 am on the day of departure.
- Check-in and check-out times can only be arranged individually by prior arrangement. Unless otherwise agreed, the above times apply.
- For cancellations up to 60 days before the arrival date, a fee of 10% of the booked amount will be charged.
- For cancellations between 8 and 59 days before the arrival date, a fee of 50% of the booked amount will be charged.
- Cancellations made within 7 days of arrival date will not be refunded.
- The holiday property may only be occupied by the registered number of people.
- Tenants and all fellow travelers undertake to treat the holiday property (inside and outside) and its inventory carefully and with care at all times.
- Any damage that occurs during your stay must be reported to the landlord immediately. You can report it by phone at +49 1724791006. The tenant is personally liable for any damage caused.
Dogs are very welcome here – and of course, there's no additional charge. However, since our property is also a habitat for wildlife and we can't guarantee that it's completely escape-proof, we ask that you please contact us in advance. Once we confirm, nothing stands in the way of a relaxing stay with your four-legged friend.
Even though our roosters no longer live on the finca, the following rule essentially applies to all animals you might encounter on our finca. We also have frogs, geckos, and wild cats that make their nighttime rounds of the property, etc.
Treating the animals, especially the roosters on the property, with respect is extremely important. Tenants should be aware that no claims for damages can be made for roosters crowing early in the morning or for causing noise and mess. The roosters like to spend their time on the terrace, and it is inevitable that they will regularly sweep up their droppings. Tenants must always treat the animals with care and assume their own responsibility. Should guests injure themselves while handling the animals, this is their own responsibility, and the landlord is not liable. It is important that tenants do not feel genuinely disturbed by the animals during their stay. This should be urgently considered before renting. If in doubt, we ask that you refrain from renting the property.
Our natural pool features an intelligent cleaning system consisting of plants and a filtration system. Particles may be present in the water, but this does not mean the pool is contaminated. This natural pool is sustainable and chemical-free, making it particularly environmentally friendly. Please note that the pool's water system is connected to the house's water supply system. We ask our guests to respect this and use the pool accordingly. The skimmer must be checked regularly during your stay and emptied as required. Instructions will be provided upon check-in.
Water shortages, especially in the summer months, can lead to water not being delivered on time. This can also result in the system having to be turned off, meaning the pool can no longer clean itself. In extreme cases, the pool may not be usable. This could be because there isn't enough water, the system is faulty, the water is tipping over, or a power outage can cause this, etc. Unnecessary strain on the system, such as putting sunscreen or urine in the pool, or simply leaving too many leaves, or the skimmer not being emptied, can also make the pool unusable.
We cannot guarantee that the pool can be used!
- Use of the pool is at your own risk.
- The depth of the pool is at least 165cm and at the deepest point just under 2 meters deep
- Please do not walk, run or jump around the pool due to the dangerous risk of slipping, especially when the stones are wet.
- Please shower before using the pool.
Sunscreen puts an increased strain on the natural cleansing process, and our system cannot handle that.
We therefore expressly ask you not to place unnecessary strain on the system.
- Eating and drinking are not permitted in the pool area.
- The skimmer inlet must remain free at all times, so be sure to remove bathing equipment such as SUP or swimming balls from the pool after bathing
- Children may only use the pool under adult supervision.
- Please refrain from peeing in the pool or otherwise polluting it, especially since the water is connected to the house's water supply system.
Smoking is not permitted in the holiday property. If smoking, please do so only outside and never on the property, out of concern for nature and wildlife. Please only use ashtrays and dispose of them safely.
- Tenants and all fellow travelers undertake to treat the holiday property (inside and outside) and its inventory carefully and with care at all times.
-The vacation property must be left clean and tidy. - Open food items must not be left freely accessible. Garbage must be properly disposed of in the designated city containers and not on the vacation property. - Any additional cleaning costs will be billed to the tenant. - Windows and doors/gates must be closed upon check-out.
Since this is an old house with an old sewage system, it's especially important to use only two-ply toilet paper and not thicker ones. Furthermore, under no circumstances should hygiene products, other items, or food be flushed down the toilet to avoid clogging. Clogs can happen quickly. Furthermore, the flush button on our toilet must be pressed and held down with each flush until the cistern is empty. Ideally, two flushes at regular intervals are recommended, but not necessarily with every use.
- The landlord is not liable for loss or damage to the tenant's property, except in cases of gross negligence or intent.
- The tenant is liable for all damage caused to the holiday property by him, his fellow travelers or his pets.
- Private liability insurance generally does not cover damage to the holiday property unless this is expressly agreed in the renter's insurance contract, for example, as part of a special coverage. The renter is advised to review their insurance coverage in advance and adjust it if necessary.
- Parties and events are only permitted upon prior request and with the express written consent of the landlord.
- Youth groups under 25 years of age are not permitted.
Even though the entire holiday property is available for your exclusive use, we ask that you respect the quiet hours from midnight to 6 a.m.
- Due to the heat waves and droughts in Mallorca, there is an increased risk of fire. Therefore, open fires are strictly prohibited on the entire property.
- We provide a gas grill, which you may only use in the designated areas.
- Make sure you never leave the gas grill unattended while it is in use.
- Make sure that the gas grill is properly turned off after use and that the gas supply is securely closed.
- Do not use highly flammable materials or additional fuels that are not suitable for gas grills.
- After using the grill, ensure that all grill elements have cooled down before cleaning and covering the grill.
- The lighting of fireworks or other pyrotechnic items is strictly prohibited.
- In case of a fire or suspected fire, please inform us immediately and call the emergency number 112.
- Charging electric vehicles, such as hybrids or electric cars, via our electrical system is not permitted. This would completely overload our electrical system and result in significant additional costs for the rental.
- The e-bike (electric bike) we provide can of course be charged.
- Please make sure to use all electrical devices responsibly.
- Avoid using multiple power-intensive devices at the same time to prevent overloading the circuits.
- Devices such as laptops, mobile phones and other electronic devices should only be charged in designated sockets.
- When leaving the holiday property, please ensure that all unnecessary electrical appliances and lights are switched off.
- The use of external electrical devices, especially those with high power consumption such as heaters or air conditioners, is only permitted after prior agreement with us.
- In case of a power outage or other power supply problems, please inform us immediately so that we can take the necessary measures.
- Tap water is not potable and should not be used for drinking purposes. However, it is safe for cooking, washing fruits and vegetables, and brushing teeth.
- The Balearic Islands struggle with water shortages every year. Unlike other regions that receive abundant rainfall, they lack natural water sources such as rivers and lakes.
- Water is a precious resource, especially in Mallorca, so we ask you to use it responsibly and sparingly.
- Please reduce your shower time and turn off the water while you soap or shampoo your hair.
- Avoid leaving water running while brushing your teeth or washing dishes.
- Only use the washing machine and dishwasher when fully loaded to save water.
- Be sure to report any leaky faucets or toilets immediately so we can repair them quickly.
- Garden and outdoor watering should only be done in the early morning or late evening to minimize evaporation.
- Outdoors, we ask you to use water only when absolutely necessary.
Waste separation and proper disposal are also very important in Mallorca. Please note the different bin colors and dispose of your waste accordingly. Garbage bins/containers can be found in several public locations throughout the city, usually at the curbside:
**Yellow bin:* * Packaging made of plastic, metal and composite materials (e.g. Tetra Paks)
**Blue bin:** Paper and cardboard -
**Green bin:** Glass
**Black bin:** Residual waste (everything that is not recyclable)
We ask that you regularly take your trash to the appropriate containers and not store any waste in your holiday property. Should you have any questions regarding waste separation or disposal, we are happy to help.
The holiday property's thermal spa is powered by gas bottles.
The tenant is responsible for regularly checking the gas cylinder levels during his stay.
If a gas cylinder is empty, the tenant is responsible for replacing it.
Spare gas bottles are available in the holiday property's storage room.
Gas cylinders must be replaced according to the landlord's instructions. Instructions on safe handling and replacing gas cylinders will be provided upon arrival.
In case of any problems or uncertainties regarding the replacement of gas bottles, please contact the landlord.
The landlord assumes no liability for accidents or damage caused by improper handling or replacement of gas cylinders.
The landlord assumes no liability for loss or damage to the tenant's personal belongings, including valuables left behind in the holiday property.
The tenant cannot make any claims against the landlord for damage or loss to his personal belongings that occur during the stay.
The tenant and all fellow travelers agree to follow the house rules. These terms and conditions are accepted upon acceptance of the offer. The offer is accepted once the deposit has been paid. The house rules include, among other things, observance of quiet hours, careful handling of furnishings and inventory, proper waste disposal, hazard prevention, pool rules, sustainable use, etc.

Respect nature. And only animal lovers are welcome. Even though our two roosters enjoy every visit, they also make a lot of mess. We urge you to be mindful of this. Therefore, the broom or mop on the terrace will need to be swept more often.
The best waste is the one we do not generate, otherwise please dispose of the garbage daily in the collection points in the village
Smoking is not permitted in the house

Dogs only after consultation and consent
Guests are personally liable for any damage caused (including fellow travelers and pets). Ideally, guests have liability insurance that covers damage to the holiday property.

Special features when using the toilet (only 2-ply toilet paper, flushing, etc.)

The rental is provided as a courtesy. There is no entitlement to a rental, even if periods are marked as available according to the booking calendar. Payments only cover consumption, wear and tear, and any lack of personal use by the landlord/owner.
The renter's personal data will be treated confidentially and used only for processing the booking and any claims. It will not be shared with third parties unless necessary to fulfill the contract or required by law.

Since this is a private holiday rental as part of a friendly service, there is no statutory right of cancellation. The cancellation conditions listed above apply.
Should any provision of these Terms and Conditions be or become invalid, the validity of the remaining provisions shall remain unaffected. Amendments and additions to the contract must be made in writing.
